Rent To Rent (R2R) is when Room Buddy rents a property from a landlord for an agreed period of time with consent to rent the property to tenants on a room by room basis.

This strategy is ideally suited to landlords that own a three or more bedroom house with two reception rooms.

The bedrooms will need to meet the current minimum mandatory size requirements of 6.51 sqm. If the property has an existing mortgage or is leasehold, the vendor will need the consent of both the current mortgage provider and freeholder.

How does the agent benefit?

Is rent to rent sub-letting?

We use Management Agreements with agents when renting so do not sub-let. Tenants are suplied with Assured Shorthold Tenancy (AST) agreements.

Who pays for any damages?

It is the responsibility of Room Buddy to return the property back to the landlord in the same (or better) condition as when we first took over the property.

What are the legalities?

Room Buddy is fully compliant with the current regulations and legislation and any agreement between the parties are agreed and verified through solicitors.
